Step 1

Pricing Your Home Competitively 

  • A Comparative Market Analysis (CMA) is put together to compare the homes with similar location, size, amenities, etc that were sold in the area to estimate the value of your home.

  • Determine the best time to sell your home. Discuss home sale preparation timeline, listing price.

  • Realtor provide a report of home improvement to help homeowners realize their greatest gain. This can be as simple as fixing a leak, repainting the house, or power washing the exterior. Or it can be as extensive as redoing a kitchen. Your realtor will suggest the minimum requirements however some homeowners would like to do more. 4 weeks - 3 months in length.

  • After home improvement is done, we order home and termite inspections. Inspections are done in 1-2 days.

  • Order nationally and locally required reports for a home sale.

  • Photographs. 1 day.

  • Copying writing. Prepare advertisements. Less than 1 week.

  • Set the listed price of the home based on the time of listing

  • Put the property on market.

Prepare and Your Home Ready

  • Check for any improvements needed in the home - decluttering by removing any unwanted furniture and decoration, and organizing the home

  • Upgrades and Repairs - Adding new appliance and fixtures that will garner highest return on investment. Cosmetic work such as painted walls can increase the appeal to buyers.

  • Hire Professional Stagers to create an inviting space 

  • Complete the listing documents and having paperwork completed before the deadline

Marketing Your Home to Potential Buyers

  • Take Professional Photos 

  • Set up Marketing Campaigns

  • Input listing on Multiple Listing Service (MLS). This will also feed to Zillow, Realtor.com, and Trulia.

  • Install Yard sign at the property

  • Send out listing via email to personal database and brokerages in the area

  • Host Open Houses

  • Schedule and Hold Showing Appointments and Broker Tours

  • Online Marketing - Social Channels, Single Property Website, Virtual Tour

  • Create Brochures and Flyers for Open House

  • Send out Direct Mail to neighborhoods

Step 4

Closing Your Home

  • Review offers and negotiate highest price. 

  • Counter offer if necessary

  • Submit documents to escrow and title company

  • Home Inspections 

  • Preparing the Home for the Appraisal
